Your fire alarm or sprinkler system is impaired and the building is still open. The short answer: call your local fire department or fire marshal, and expect that a posted fire watch may be required until the system is back in service. A fire watch keeps trained people walking the affected areas, watching for fire, and ready to alert occupants and call for help.

## What is a fire watch?

NFPA defines a fire watch as "The assignment of a person or persons to an area for the express purpose of notifying the fire department, the building occupants, or both of an emergency; preventing a fire from occurring; extinguishing small fires; or protecting the public from fire or life safety dangers."

In plain terms, someone on site has one job: watch for fire. NFPA 101 guidance describes it as special action beyond normal staffing, such as assigning an additional security guard(s) to walk the areas affected. See our [Fire Watch service](/fire-watch) for how we post that coverage.

## When does a Florida business need a fire watch?

Florida local fire departments publish guidance based on the Florida Fire Prevention Code. Common triggers they list include:

- A fire alarm system that is out of service for more than 4 hours in a 24-hour period.
- A sprinkler system impairment (NFPA 25 cites more than 10 hours in a 24-hour period).
- A failed fire protection system or an excessive number of accidental activations/nuisance alarms.
- Systems in a trouble or a supervisory mode for more than four hours.

Your local fire marshal (the authority having jurisdiction) makes the final call and can set stricter rules. Contact them first; this post is not legal advice.

## What does a fire watch officer actually do?

Fire department guidance in Florida describes duties like:

- Continually patrol the affected areas and document the patrol.
- Keep a fire extinguisher accessible and know how to use it.
- Stay able to reach occupants and the fire department at all times.
- Keep egress routes clear and know the evacuation plan.
- Keep an accurate fire watch log, signed by each person on duty.

The watch stays in place while the building is occupied or until the system is restored. You still owe the fire department a notice when service is restored.

## Who can stand fire watch, and who pays?

Local guidance lists building owners/managers, security personnel, or business employees as qualified persons. The building owner or business representative is responsible for the cost. Many owners bring in a security company so their own staff can keep working. Our [How We Work](/how-we-work) page explains how posts, patrols, and reporting fit together.

## How do you set up fire watch coverage in Orlando?

1. Notify your fire department about the impairment.
2. Confirm what the fire marshal requires for your site.
3. Line up trained personnel and a log.
4. Schedule your repair and notify the fire department when service is restored.
